Position Summary

The Senior Director, New Store Development and Enterprise Real Estate is responsible for strategic and tactical leadership across an array of real estate holdings and initiatives including retail development, industrial, office, and manufacturing assets.

This role is responsible for the management, development, and success of a team consisting of six (6) real estate professionals.

Responsibilities

Retail New Store Development

Strategic Planning

  • Develop and implement a comprehensive multi-year strategy for new store development in alignment with the company’s overall growth and revenue objectives. Expectation to deliver 50 new stores per year by 2026.

Market Planning and Strategy

  • Lead the market planning and strategy function in the utilization of demand driven market intelligence and sales forecasting models. Analyze consumer behavior, demographics, and competitive landscape to inform growth strategies. Ensure accurate and achievable sales forecasts are derived to substantiate investment attractiveness.

Site Selection

  • Lead site selection process considering factors such as overall growth strategy, market demand, demographics, traffic patterns, retail synergy, competition, and local regulations.

Financial Analysis and Capital Management

  • Ensure new store development investments met or exceed required investment return thresholds including IRR, Payback, and ROIC.

  • Accountable for the accurate stewardship and reporting of capital budgets ranging from $50M to $150M per year.

Sr. Leadership Engagement

  • Responsible for preparing and conducting monthly Real Estate Committee meetings with Sr. Leadership including President, Bridgestone Retail Operations and BSRO VPs (Operations, Finance, Real Estate).

  • As pertinent to real estate, participates in presentations and meetings with BSAM Executive Committee in the evaluation of strategic M&A opportunities and long-range growth planning.

Enterprise Real Estate

Strategic Planning

  • Provide strategic direction and tactical oversight to team responsible for all Enterprise Real Estate matters including new development, consolidation, lease renewals, disposition, CAPIT matters, and lease administration. Areas of real estate responsibility encompasses Logistics/Supply Chain, Bridgestone Canada, Office, Mining, and BATO.

LSCM

  • Engage with Sr. Leadership including BSAM Executive Committee to define and execute real estate’s role in long-term planning for BSAM’s distribution center network.

  • Via end-to-end project oversight, ensure the successful execution of real estate matters critical to BSAM’s supply chain infrastructure. Project types to include market studies, site selection, new development, acquisitions, expansions, sale leasebacks, portfolio management and lease administration.

Office Space Utilization

  • Engage with Sr. Leadership include BSAM Executive Committee to define and execute real estate’s role in long-term planning for BSAM’s office space utilization. Project types to include market studies, site selection, relocations, and downsizings.

Strategic Operating Cost Rationalization

  • Responsible for identifying and overseeing execution against strategic operating cost reduction opportunities among BSAM’s real estate holdings including divestiture of non-core assets, accessing trapped real estate value, and other programmatic opportunities as identified.

LATAM

  • As requested, serve in consultative role for Latin American leaders in support of various real estate needs. This role is responsible for sharing best practices, access to relationship network and recommendations as requested. Scope of assets could include manufacturing, logistics, and office.

Special Projects

  • As strategic and, often, confidential opportunities are evaluated, this role serves as the real estate subject matter expert conducting due diligence in partnership with a larger project team. The scope of participation and project types vary based on nature of opportunity and associated real estate needs.

Other Responsibilities

Team Leadership

  • Build and lead a high-performing team, providing guidance, support, and strategic direction.

  • Foster a collaborative and innovative environment that encourages creativity, problem solving and program execution.

Compliance

  • Ensure compliance with local regulations, zoning laws, BSAM code of conduct, and other legal requirements as may be necessary.

Relationship Management

  • Cultivate and maintain strong relationships with external partners including developers, brokers, landlords, and vendors.

  • Collaborate with internal teams, including operations, finance, legal, and accounting to ensure a seamless transition from development to operational phase

Qualifications

  • BS or BA required; specialty real estate professional certifications (CPM, CCIM or MRE preferred). MBA or JD a plus.

  • At least 10 to 15 years of real estate experience with a large retailer and at least 10 years of experience building and leading a team of real estate professionals.

  • Advanced real estate technical and process knowledge for a wide array of real estate asset types including retail, industrial, manufacturing, and office.

  • Strategic mindset balanced with strong process and controls discipline related to pipeline building, budget stewardship, and execution.

  • Detailed knowledge of real estate transactional and financial documents including leases, purchase agreements, asset purchase agreements, due diligence materials, construction contracts, and proformas.

  • Ability to collaborate and operate cross-functionally in a hybrid work environment and deliver presentations to all levels of management including Executive Committee.

  • Strong industry relationships among real estate and development professionals, build to suit developers, retail brokers, shopping center developers, industrial brokers and developers, and major industrial landlords / REITs.

Minimum Qualifications

Bachelor’s degree ; 10+ years of relevant experience including 7+ years management or leadership experience Or Master’s degree; 8+ years of relevant experience including 5-7 years management or leadership experience
